As to condition of property and generalized photos of the job estimate.

Please find the following general assessment of the property, and outlined description of work to be done on behalf of All-Star home maintenance,

General property report:
Property is completely overgrown with foliage trees, vines, extensive yardwork and landscape will be needed.
Upon arrival, it was observed that parts of the roof are missing as well as exterior walls. Floors on the interior have large sections of buckled hardwood flooring. Also having areas of missing substrate altogether being able to see from one floor to the next.

Outline of work to be performed by All-Star home maintenance:

ELECTRICAL*
1) Install new meter can service whips both exterior and interior to feed install of new service panel.
2) rewire the entire house to include installation of plugs, switches, light fixtures, and new wiring throughout the entire house from the newly installed service panel, this will entail approximately 12 feet of service wire 1200 foot of 12/2 wire
400 foot 14/2 wire , 25 Plug boxes And receptacles four of them being GFI, which would be one In each bathroom, two in the kitchen also a regular plug set up underneath the kitchen cabinet area for a garbage disposal. Ran by a switch, mounted on the wall, 15 light switch boxes And 15 switches 16 light fixture boxes, ceiling mount and 15 light fixtures include 13 interior two exterior i.e. front side door, Light fixtures will be economy style contractor pack basement will be equipped with Pull Chain light fixtures, one being mounted at the laundry/mechanical room three more Placed throughout the general remaining space.

PLUMBING*
1) build a new meter stand,
Three-quarter inch copper piping 3 90° three-quarter inch elbows, a set of meter stand unions.
2) Re-pipe entire house to include Pex supply lines 250’ feet 3/4” pex line and 100’ feet 1/2” supply line , all Necessary connectors, 90s , tees, Moaning, brackets, shut off valves for each plumbing fixture.

3) Bathrooms
Half bath and basement full bath first floor, install necessary, drain pipes, install sinks and sink, bases, supply lines and faucets, replace or repair existing toilets, depending on functionality once water has been supplied install new shower manifold complete to include tub, spout, and shower pipe, install new bathtub drain System.

4) Kitchen
Install new drain pipes from the stack to under the sink, To include garbage disposal, Demo and replace kitchen base cabinets and countertop install new kitchen sink and faucet And supply lines

4) Basement
Install new Laundry tub, new drain system, laundry tub, faucet, and supply lines, also to include new laundry, hook ups. And knew Hot Water Tank.

5) Install two exterior hose bibs for garden hoses one back of house one on front of house
To include vacuum breakers.

6) HVAC
Remove old furnace install a new 80% or 90+ Percent Furnace whichever the homeowner decides, new Plenum, new cold air return new gas line new electrical, new venting, if a 90% furnace is chose. We will need to install a condensation pump which will run to the laundry tub for drainage with clear flexible tubing.
